This website provides general real estate information and tools. Website content is not legal, tax, lending, engineering, inspection, insurance, or investment advice. Consult the appropriate licensed professional before making a decision that depends on those subjects.

Any property value, rent range, comparable-property summary, or report is an estimate prepared from available public, licensed, third-party, and user-provided information. It is not an appraisal, broker price opinion unless expressly identified as one, offer, guarantee, or promise that a property will sell, lease, finance, or appraise at a stated amount.

Property records and third-party data may be incomplete, delayed, or incorrect. Confirm material facts independently before relying on them. Do not use a site estimate for mortgage underwriting, a tax appeal, insurance coverage, litigation, or another purpose that requires an appraisal or professional opinion.

We may decline to publish an automated estimate when the property identity, scope, or available evidence is not strong enough. Site estimates must not be used to discriminate or make a housing, credit, employment, or insurance eligibility decision.

The Hobbs Homes Real Estate Group is a team at Samson Properties. Licensed in DC, MD, and VA — providing nationwide service through our agent network. Using the site, receiving information, or speaking with the team does not by itself create an agency, brokerage, fiduciary, attorney-client, lender-borrower, or other professional relationship. A brokerage relationship is created only through the appropriate written agreement.

For property needs outside the team's licensed area, we may introduce you to a licensed real estate professional or brokerage in the relevant market. That professional is responsible for the services they provide and operates under their own brokerage and applicable local law.

A participating broker may pay a referral fee to another licensed broker if a transaction closes. Any required disclosure or consent will be handled as applicable. An introduction does not guarantee availability, performance, or a particular transaction result.

You agree that information you submit is accurate and that you are authorized to provide it. When you request contact, a report, an appointment, or a referral, you authorize us to send the messages needed to complete that request, including appointment confirmations, schedule changes, requested reports, and direct replies.

A phone number does not by itself enroll you in recurring marketing texts. Marketing email may be unsubscribed from at any time, and consent to marketing is not a condition of receiving brokerage services. Message and data rates may apply to text messages.

Residential housing services and advertising are provided without discrimination based on race, color, religion, sex, disability, familial status, national origin, or another status protected by applicable law. Do not use the site, its property information, or its communication tools to discriminate, steer unlawfully, or express an unlawful housing preference.

Do not misuse the site, probe or bypass security, submit another person's information without permission, interfere with service, automate excessive requests, copy protected content at scale, or use site output for unlawful, discriminatory, deceptive, or abusive activity.

The site design, original text, graphics, reports, and software are owned by or licensed to The Hobbs Homes Real Estate Group and may not be republished or commercially reused without permission. Third-party names, data, links, and services remain subject to their owners' terms. We are not responsible for a third-party site's content or availability.

We work to keep the site accurate and available, but functions may be changed, delayed, suspended, or unavailable. To the extent permitted by law, the site and its informational output are provided without warranties, and The Hobbs Homes Real Estate Group and Samson Properties are not liable for indirect, incidental, special, or consequential losses arising solely from use of the site.

Nothing in these terms limits rights or responsibilities that cannot legally be limited, or changes duties created by a signed brokerage agreement.
